1. Quotes & Scope of Work
All quotes are based on the information provided by the client at the time of inspection. Any variations, additional works, hidden structural issues, or client-requested changes will be charged separately and confirmed in writing before proceeding.
2. Booking Fee
A booking fee is required to secure your project start date. The booking fee is non-refundable, as materials are ordered and the construction schedule is allocated specifically for your project.
3. Payments
Payment terms will be outlined in the quotation. The final payment must be made in full before Archi Building Group leaves the job site upon completion. Failure to make final payment may result in suspension of handover and documentation.
4. Site Access & Safety
The client must provide: Clear, safe and unrestricted access to the work area Adequate working space around the construction zone. Access to electricity if required. If access is restricted, unsafe, or delayed, additional charges may apply. The client is responsible for removing personal items, furniture, pets, and valuables from the work area prior to commencement.
5. Council, Strata & Approvals
It is the owner’s full responsibility to obtain any required: Council approvals, Strata approvals, Engineering approvals, Boundary clearances.
Archi Building Group does not accept responsibility for approval delays, compliance matters, or neighbour disputes relating to boundary positioning.
6. Boundary Clearance Requirements
Where a deck or pergola is requested close to a boundary fence, it is the client’s responsibility to confirm local council requirements.
As a general guide, decks and pergolas typically require approximately 900mm to 1500mm clearance from boundaries, unless approved otherwise by council or certifier. Any instruction by the client to build closer than recommended is at the client’s sole responsibility.
7. Underground & Stormwater Services
The client is responsible for identifying:

Natural timber products may vary in grain, colour and minor movement due to weather conditions. This is not considered a defect. Composite materials may expand and contract within manufacturer guidelines.
10. Warranty
Workmanship warranty is provided in accordance with Australian Consumer Law and varies depending on project type and materials used. Manufacturer warranties apply to supplied materials where applicable.
11. Delays
Construction timelines may be affected by:
